Apartment building boiler replacement is rarely just a boiler swap. The tanks, pumps, mixing valve, venting and controls around it decide whether the new plant fixes the problems residents complain about.

DHW boiler or space-heating boiler?

Many California apartment buildings use a boiler only for domestic hot water (DHW): showers, sinks and laundry. Some older buildings also have a boiler for heating apartments.

This page covers DHW boilers. If one boiler does both jobs, note it in the form so the survey covers both connections.

Signs your boiler is failing

  • Residents losing hot water at morning and evening peaks
  • Leaks at the boiler, storage tanks or heat exchanger
  • Repeated lockouts, ignition faults or tripped safety controls
  • Corrosion, scale or soot around the burner and venting
  • Parts that are discontinued, and repair calls that keep coming back

Property managers often ask whether a 10-unit building and a 90-unit building face the same decision. The questions are the same. The bigger the building, the more the cutover plan matters.

Apartment building boiler replacement options

Condensing boiler with storage

A higher-efficiency gas boiler feeding new or retained tanks. Needs suitable venting and a condensate drain.

Staged boilers

Two or more smaller boilers instead of one large one. One can be serviced while the others carry the building.

Commercial water heaters

Direct-fired water heaters in place of a boiler and tank pair, where space and gas supply suit them.

Central heat pump conversion

Replace combustion with electric heat pumps and larger storage. See central heat pump water heaters.

Retaining a worn tank or an unreliable pump can leave the original complaint unresolved. Ask each proposal to say what it replaces and what it keeps.

Cutover and temporary boiler rental

In an occupied building, the shutdown is the riskiest day of the project. Plan it before ordering equipment.

  • Staged swap: keep one boiler or heater running while another is replaced, where the piping allows.
  • Temporary boiler or water heater: a rental unit connected to the system for the changeover. It needs space, gas or power, and connection points.
  • Short planned outage: sometimes simplest, with resident notice and a fixed window.

The replacement process

  1. Survey. The plant, connected tanks, pumps, venting, gas supply and access route are recorded.
  2. Engineering. Demand and storage are checked, and equipment is selected.
  3. Permits and air-district rules. Local permits are pulled. Air-district limits on boiler emissions can affect which models are allowed.
  4. Installation and cutover. Equipment is set, connected and switched over on the agreed plan.
  5. Commissioning. Temperatures, controls and recirculation are tested, and records are handed to your team.

Timeline

The schedule follows the survey. The main things that set it are equipment lead times, permit review, crane or access arrangements and how the cutover is staged. The contractor gives dates once those are known.

Cost

Cost depends on the equipment, venting, gas supply, access and cutover plan. Read the boiler replacement cost guide for the full list of drivers.

Apartment building boiler questions

How do apartment building boiler systems work?

A domestic hot water boiler heats water in a loop through one or more storage tanks. Hot water leaves the tanks, passes a mixing valve that limits the temperature at the taps, and travels around the building in a recirculation loop. A pump returns the cooled water to the plant to be reheated.

What temperature should a boiler be set to in an apartment building?

There are two temperatures to think about: the storage temperature, which is set partly to control bacteria growth, and the delivered temperature at taps, which the mixing valve limits to prevent scalding. Both are design and code decisions for your system. Ask the contractor to record them at commissioning.

Can we replace one boiler at a time?

Often, if the plant has more than one boiler or water heater and the piping lets each one be isolated. Staged replacement keeps part of the plant live and can avoid a full shutdown.

Do you replace space-heating boilers?

This page covers boilers that make domestic hot water. If your boiler also heats apartments through radiators or fan coils, say so in the form, because the scope and the contractor may be different.

Planning a replacement at an occupied building?

Send the building details once. Qualified requests go to a California contractor partner for a free, no-obligation assessment and quote.

Two short steps

Request a free assessment

The assessment and quote are free, with no obligation. Tell us about the building and the hot water equipment that serves it. An uncertain equipment age is fine.

  • Central plants, DHW boilers and in-unit heaters at California multifamily properties
  • With your consent, details go to a qualified California contractor partner who follows up
  • Helpful later: nameplate photos, recent service notes and access constraints

This form is not an emergency dispatch service. If hot water has stopped, use the building's existing maintenance contacts.
